STAGE 1 - The Slab
The customer's contractor pours a concrete slab 6 inches thick with a one foot thick area around the perimeter of slab. Tie down anchors are placed in slab when poured at 12 foot intervals or less for later attachment to home.

STAGE 2 - The Delivery
Mesabi Homes will deliver and install your sectional home on the cement slab. Your home is blocked every 8 feet on the four I beams and every 10 feet down the center of the home and bolted together every 16 inches at floor center line and roof center line. Tie down straps are attached from anchors to the frame. After connection of utilities you can move into your new home.

STAGE 3 - The Blockwall
"Contractor returns to mortar an 8" cement block support wall around the perimeter of your home under the exterior walls. The cement wall is 26 inches high. (Three 8" blocks and one 2" block) " The contractor will glue 2" styrofoam insulation to the inside of the 26" high perimeter wall.

STAGE 4 - Securing your home
Extra support and weather seal "Mesabi Homes will return while you are living in your home and install a 2" wood shim every four feet around the perimeter of your from the cement wall to the exterior floor joist for extra floor support. Fiberglass insulation will then be installed on top of the cement wall to the bottom of the exterior floor joists.
Note: Mesabi Homes customers who follow the insulation design on a frost proof slab seen in stage 3 & stage 4 experience temperatures around 45 degrees under their home when the outside temperture is 20 below. Cost sheet for frost free insulated slab foundations.

Shown in photos below are Modular crawl space foundation, cement slab, 5 block high 40" cement wall and 2"x6" sill plate. Insulated with 2" of Styrofoam insulation on the inside of cement wall. Not shown, 2" insulation going down 1' along outside edge of cement slab and 2" going out 2' from slab under 1' off dirt. Modular home is taken off the steel transportation frame, rolled across the foundation and set on the foundation sill plate. Cement block footings are placed 8' apart down the middle to support the center of the home. |

NEW OPTION! - You can now have your crawl space insulated with blown insulation which can also be blown into the rim joist area. This system seals better and is water proof. The cost is close to the cost of glueing insulation on the inside of the cement foundation wall. Pictures shown below of a modular with an open truss floor which has the same strength as a 2"x10" floor, but allows for water lines and heat ducts to be installed in the floor. |
